Chimney Waterproofing & Masonry Sealing
New Jersey's freeze-thaw winters are hard on exposed masonry. A vapor-permeable waterproof sealant keeps water out of your brick and mortar without trapping moisture inside.

Why It Matters
Why Chimney Waterproofing Matters
Stops Efflorescence
White, chalky staining on your chimney means water is already moving through the masonry — waterproofing seals it before it causes structural damage.
Freeze-Thaw Protection
Water trapped in brick expands when it freezes, cracking the masonry from the inside. Sealing keeps water out before winter arrives.
Prevents Spalling
Once brick faces start popping off (spalling), the damage accelerates every winter. Waterproofing stops new water absorption before it starts.
Vapor-Permeable, Not a Trap
We use breathable, vapor-permeable sealants that block liquid water while still letting trapped moisture escape.

Frequently Asked Questions
How do I know if my chimney needs waterproofing?
White chalky staining (efflorescence), damp spots on interior walls near the chimney, or brick that looks darker or wetter after rain are all signs water is getting into the masonry.
Will waterproofing trap moisture inside my chimney?
Not if it's done correctly. We use vapor-permeable sealants that block liquid water from entering while still allowing trapped moisture to evaporate out.
How long does waterproofing last?
A quality vapor-permeable sealant typically lasts 5-10 years depending on exposure and application.
Can waterproofing fix spalling brick that's already happened?
Waterproofing stops new water absorption, but brick that has already spalled needs to be replaced or repaired first.
Is waterproofing necessary if I already have a good cap and crown?
It's a good extra layer of protection, especially on older or south/west-facing chimneys, but a failing cap or crown should always be fixed first since those are usually the bigger leak source.
